ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not limited to the following:
Respond to tenant/client service work orders ? Complete demand work orders with in priority code time frames.?
PM equipment ? Complete assigned equipment PM?s to scope and with time frame.
Process work orders through 360 ? Process the initial request, completed work order as assigned, inform client of status of work order, close out work order on the 360 system.
Respond to tenant/client requests? Such as HVAC, plumbing, electrical, replacing light bulbs, replacing ballasts, determining exact nature and scope of tenant issues and assemble all tools, supplies, and instruments as necessary to complete the task.
Must be able to perform with minimum supervision.
Carry the After Hours On-Call Phone on a rotating basis ? Respond to pages after hours, be part of First Assessment Calls, provide timely and accurate information to senior management regarding emergency responses.
Meetings and Event Coverage - Meet with the client to discuss the requirements for and support of (significant) meetings or events including after-hours coverage.
Support Senior Facility Manager, Engineering Operations Manager, and Project Managers as required.
Attend meetings (without direct supervision) and make recommendations regarding site engineering projects.
Must have three plus years? experience in building operations.
Experience in electrical, mechanical, and plumbing systems.
Excellent Customer Service skills.
Must be proficient in Microsoft Word, Microsoft Outlook and other computer related programs.
Experience in procedures relating to Facility Management required.
Willingness to learn new technologies.
Critical room experience a plus.
Hands on HVAC work required.
Be well organized, detail oriented, efficient.
Excellent Customer Service skills.
Strong interpersonal and communications skills; verbal and written in order to interface with clients, customers, co-workers and management.
Ability to work without supervision, self-motivated, proactive.
Ability to handle varied tasks for multiple individuals.
Willing to work extended hours if needed.
Strong ability to solve problems and work well under pressure.
Must be well groomed, professional and neat in appearance.
Must have a reliable transportation.
Must be willing to work after hours and weekends supporting events and scheduled maintenance.
PHYSICAL REQUIREMENTS While performing the duties of this job, the employee is regularly required to work at the computer, be on their feet for long hours, lift heavy objects, set up heavy objects, talk, and hear.? The employee frequently is required to stand, carry boxes, move heavy items and walk great distances.? Specific vision abilities required by this job include close vision.? Must be able to work safely on lifts and ladders.
